Our West Indies Brokers team will first complete a thorough home inspection to determine the market value of your property as well as identify any issues that need to be addressed before listing. The team will also conduct a market analysis, identifying local trends, the supply of homes and historic sales volumes. From this we will calculate a pricing strategy that aims to be both profitable and competitive.

Step 1

Selecting a Real Estate Agent

All West Indies Brokers’ agents are specialists in their particular sector and are members of the Cayman Islands Real Estate Brokers Association, a non-for-profit association providing a professional and ethical network to independent real estate companies in the Cayman Islands. Our CIREBA professionals adhere to a code of ethics and practice designed to bring together buyers and sellers under a transparent and detailed standardized format and fee structure. CIREBA members are responsible for the vast majority of property sales in the Cayman Islands and use the internationally recognized Multiple Listing System (MLS).

Step 2

Preparation & Staging

First impressions are key to a successful deal. As the owner you will want to present your property for sale in the best possible light, literally. This means de-cluttering, catching up with maintenance tasks, refreshing paintwork, tidying gardens and exteriors and staging the space ready for viewing. West Indies Brokers’ agents can ensure that professional photography, video, props and staging are used to show the interior and exterior of the property at its best to ensure a successful sale.

Step 3

Finding a Buyer

Following preparation, staging and photography, your West Indies Brokers agent will use multiple marketing channels, locally and internationally, to reach as many qualified potential buyers as possible and create high quality leads. We then personally conduct viewings of the property by private appointment, including video tours for overseas clients. Open houses and other special marketing events are also considered, according to requirement.

Step 4

Receiving & Evaluating Offers

Once an offer is received by West Indies Brokers you will be presented with all the details needed in order to make an informed decision on whether to accept the offer or not. Our agents are specialists in their particular real estate sector, have intimate knowledge of the district where the property is located and will be able to advise you on the merits of each offer received and any special conditions attached.

Step 5

Acceptance and Completion

Once you are ready to accept an offer we prepare all the paperwork, confirm the price with all parties and coordinate with your legal representative, or help you find one if needed, to complete the sale. We continue to advise you and negotiate on your behalf until the property survey and the exchange of contracts are completed. Once the lawyers have ensured the money and the deed are transferred successfully, we release the keys to the new owner.
