The adjacent communities of Prospect and Red Bay have become one of the most up and coming districts in Grand Cayman in recent years. Their closeness to George Town’s central business district and a good mix of inland, ocean and canal-front properties have made Red Bay and Prospect a desirable location for rental properties, attracting investors and tenants looking for similar but more affordable options than those offered in South Sound or George Town.
The district's central-west position, straddling the narrowest point of Grand Cayman next to George Town, gives it access to some attractive residential investment opportunities as well as beaches and water facilities both on the north (Red Bay) and south (Prospect) shores. Red Bay is home to the Cayman Islands Sailing Club.
With the Grand Harbour Shopping Centre as its social and shopping hub, the Prospect and Red Bay area is popular with local and expatriate families who enjoy its rich sense of community as well as the range of real estate options – from multimillion-dollar mansions in mature landscaping to gated canal-front family developments and new-build four- and five-bedroom homes.
Despite its closeness to the CBD, the route between Prospect or Red Bay and George Town is a sometimes busy commute, but the occasional traffic frustration, in peak times, is more than compensated for by the attraction of larger, quieter residential neighbourhoods and better affordability than the capital or Seven Mile Beach.
